About Me: Two double bedrooms in nice well located Canterbury house

Flatmate Situation: Hi, we are John, Ellie and David, and we are looking for two housemates to replace our friends Bill and Kat who are leaving us just after Christmas. I (John) own and live in the house and rent rooms out to my friends here. We co-habit very much on an equal footing, rather than as a landlord and lodgers arrangement, but as the owner I obviously look after all bills payments and any repairs / problems that may need attending to. The property is a three-storey house with HMO certification. We share the total cost of all the bills equally between us all on a monthly basis, and these are not included in the rent. We are in a great location in a very nice road, about a 7 minute walk to the city centre and the same distance to Christchurch Uni and Canterbury East station. The first available room will be vacated towards the end of December. It is on the ground floor to the rear of the house, and looks out onto the patio and rear garden. The door to the room opens onto a small hallway area, with a mini-office immediately to the left, which is for the occupant's sole use. The small hallway leads on to the bedroom area. Dimensions are (approximately): Main bedroom area: 3.56 metres x 2.44 metres, Office: 1.52 metres x 1.42 metres, Hallway: 1.73 metres x 1.06 metres. Doors open out onto the patio from the main bedroom area, which are very handy in the summer! The room comes with matching pine double bed, desk and wardrobe, small pine corner shelves, built-in desk in the office, and is painted magnolia throughout with light brown carpets. The room has its own tv connection (independent from the television in the lounge), and wireless or wired broadband internet connection is available. The second of the bedrooms will become vacant at some point towards the end of January or early February. It is on the top floor to the front of the house, and is the largest bedroom in the property. Dimesnsions are (approx): 12ft x 10ft, possibly a bit bigger. The room has its own tv connection (independent from the lounge), wireless broadband internet capability, light grey/blue carpet, magnolia walls, two windows looking out to the front of the property, and five built in wardrobes along one wall making it ideal for someone with a lot of clothes! In the rest of the house, as well as everyones' bedrooms, there is a kitchen, two toilet/ bathrooms, large lounge and communal office which can be used for quiet study or as a guest bedroom by all. There is ample loft space for any long term storage, driveway with off-road parking space for three cars (increasing to 4-6 cars when the driveway is rebuilt next year), garage, shed, and large greenhouse in the rear garden which is going to be renovated in the new year to become a conservatory. We have two very friendly cats, and smoking is strictly outside only - no smoking permitted in the house whatsoever.

The village has a shop, post office and a lovely pub, and there are good bus links to Canterbury and Faversham, there is also a residents car park if you have a car - pretty essential with it being a village! I am female, 26 and an educational consultant, I am easy going and friendly, generally quiet sunday to thursday and always more lively at the weekend! Louise.
